Managed Services – Residential & Commercial

“Managed Services” primarily relate to renting services offered to building owners who own one or more buildings, either residential or commercial, and wish to rent these buildings for preferable tenants. There are plenty of challenges in handling managed services i.e. searching for decent and affordable tenants, negotiating terms, concluding agreements, regularly collecting rents, paying electricity/water taxes and property taxes, maintaining the buildings with immediate attention for electricity, plumbing, carpentry related works etc.,

All above building maintenance services will be promptly handled by us on behalf of the building owner under an elaborative agreement signed by the owner.The building owner will provide all legal documents/records of the identified building (i.e. registered sale deed copies, previous tax/water and electricity receipts, previous maintenance records etc., ) for our custody.

We will take full ownership and responsibility to ensure every care is being taken in collecting rents, paying all taxes, handling all maintenances for the building and make sure the collected rent is being deposited into the building owner’s designated bank account or being personally handed over against receipt. We will provide monthly statements to the building owner detailing the rental income received and the amount spent for taxes, charges, regular maintenance etc., This will facilitate the building owner to keep track on the income he receives and the expenses he incurs on every building he owns.

The Managed Services are offered for buildings in Tirunelveli and Tuticorin Districts only.
Our standard monthly service charges for providing all “Managed Services” are:

12% Service Charge is calculated on the gross rental income.

One month rent deducted from the “Advance Caution Deposit” whenever a new tenant is finalized.

In the case of Religious Trust Buildings where the rental income is spent for the welfare of religious institutions (Mosques, Temples, Churches etc.,), we collect 8% Service Charge.

Building Owners who are enjoying our “Managed Services” for more than 5 continuous years, we collect 10% Service Charge (i.e. 2% reduced from the initial charge).
